What Is Vermiculite Insulation and Why Can It Be Dangerous?

Vermiculite is a lightweight, mica-like mineral that was commonly used as loose-fill attic insulation in older homes. Some vermiculite sold in Canada, including material associated with the Zonolite brand, was contaminated with asbestos.

Disturbing asbestos-containing material can release microscopic fibres into the air. Exposure is associated with serious diseases, and the risk depends on the amount released and the frequency and duration of exposure. Appearance alone cannot confirm whether asbestos is present.

How to Recognize Vermiculite—and What to Do Next

Loose, Pebble-Like Insulation

Vermiculite is typically loose-fill insulation spread across an attic floor. It may appear grey, brown or gold, with shiny, lightweight granules that can look layered or accordion-shaped.

If You Find It, Leave It Undisturbed

Avoid entering the attic, moving stored items, drilling through ceilings or beginning renovation work. Advise electricians, plumbers and other contractors before they access the area.

Appearance alone cannot confirm whether asbestos is present.

Do not collect a sample or attempt removal. When required, Hazpro can coordinate sampling and accredited laboratory analysis through qualified independent third-party professionals.

Hazpro’s Vermiculite Removal Process

Site Visit & Estimate

We review the attic size, insulation depth, access, obstructions and project requirements before providing a written estimate.

Walkthrough & Removal Plan

We confirm access routes, containment boundaries, scheduling and other site-specific requirements.

Containment & Negative Air

We establish sealed containment and use HEPA-filtered negative-air equipment to help control dust and asbestos fibres.

HazVac Extraction

Vermiculite is transferred through a sealed hose to collection equipment outside, reducing manual handling inside the property.

Detailed HEPA Cleaning

Remaining material and debris are cleaned from framing, wiring, fixtures, edges and difficult-to-access area.

Final Review & Documentation

We complete a final review and provide applicable documentation. Independent third-party clearance testing is coordinated when required.

What Is the HazVac System?

Hazpro’s purpose-built vacuum truck transfers vermiculite through a continuous sealed hose from the attic to collection equipment outside. This reduces manual handling and unnecessary movement of loose material through occupied areas.

Combined with containment, negative air and appropriate protective equipment, HazVac supports efficient, controlled removal.

Frequently Asked Questions

Not always. Appearance alone cannot confirm whether vermiculite contains asbestos because the fibres are microscopic. When testing is required, Hazpro can coordinate sampling and accredited laboratory analysis through a qualified independent third-party professional. Treat untested vermiculite as potentially asbestos-containing until results confirm otherwise.

Zonolite was a popular vermiculite brand produced by W.R. Grace and Company, distributed across North America from the 1940s to the 1980s. Most of it came from a mine in Libby, Montana that was heavily contaminated with tremolite asbestos. If you see “Zonolite” on old packaging or paperwork, treat it as contaminated until tested.

We recommend avoiding attic access until testing is complete. Undisturbed material carries lower immediate risk, but walking on it, storing boxes, or running cables crushes it and releases fibres into the air.

Most residential attics are completed in one to two days with our HazVac system. Larger homes or attics with obstructions, deep insulation, or confined access can take longer — we confirm scope and timeline at the initial site visit.

It depends on your policy and how the material was discovered. Some policies cover remediation tied to an insured claim, others exclude pre-existing materials. We provide detailed documentation for your adjuster either way.

A scope of work, before-and-after photographs, removal records, and third-party air-clearance documentation when applicable — useful for property transactions, permits, and insurance. We confirm what’s included before work begins.
