What to Expect

Independent third-party clearance testing helps provide impartial results and avoids potential conflicts of interest.

What Is Asbestos and Why Is It Dangerous?

Asbestos is a naturally occurring mineral fibre that was widely used in older building materials because of its strength, durability, and resistance to heat and fire. Many homes and buildings constructed before 1990 may contain asbestos-containing materials.

Asbestos becomes a health risk when these materials are damaged, deteriorated, cut, sanded, drilled, or disturbed. Microscopic asbestos fibres can become airborne and be inhaled deep into the lungs.

Exposure to asbestos can cause serious diseases, including asbestosis, lung cancer, and mesothelioma. Suspected asbestos-containing materials should be assessed by a qualified independent professional before renovation, demolition or removal work begins. Hazpro can coordinate third-party assessment and testing when required.

When Is Professional Asbestos Removal Needed?

Professional asbestos removal should be considered before renovations, remodelling, demolition, or additions that may disturb asbestos-containing materials.

Common situations include:

✓ Renovating or remodelling an older home or building.

✓ Planning demolition, structural alterations, or building additions.

✓ Removing or disturbing materials that may contain asbestos.

✓ Discovering suspected asbestos-containing materials during renovation, demolition, or restoration work.

Where Can Asbestos Be Found in a Home or Building?

Asbestos can be found in many materials used in older homes and buildings. Common locations include drywall compounds, flooring, duct materials, plaster, insulation, textured celling, roofing, exterior siding, and ceiling tiles. Asbestos cannot be identified by appearance alone, so suspect materials should be assessed before renovation or demolition work begins.

Asbestos may be present in older drywall joint compounds and patching materials. Sanding, cutting, or removing these materials can release asbestos fibres.

Asbestos-containing tape was commonly used around heating ducts and HVAC systems. Damaged or disturbed tape can release asbestos fibres and should be handled appropriately.

Asbestos was sometimes added to plaster and finishing coats for strength and fire resistance. Drilling, sanding, or demolishing these materials can create asbestos-containing dust.

Older sheet vinyl flooring may contain asbestos in its backing or adhesives. Removing the flooring can disturb these materials and release asbestos fibres.

Some older vinyl tiles and flooring adhesives contain asbestos. Cutting, sanding, breaking, or improperly removing them can create an exposure risk.

Some older fibreboard and insulation products may contain asbestos. Damaged or friable materials can release fibres more easily when disturbed.

Some popcorn ceilings and textured wall coatings contain asbestos. These materials should be assessed before scraping, sanding, or removal.

Some vermiculite insulation products were contaminated with asbestos during mining. Disturbing contaminated vermiculite can release asbestos fibres into the air.

Asbestos may be present in older roofing products, mastics, felts, and sealants. Cutting or removing these materials can create asbestos-containing dust.

Asbestos-cement siding and shingles were used on many older buildings. When damaged, cut, drilled, or improperly removed, they can release asbestos fibres.

Some older acoustic and suspended ceiling tiles may contain asbestos. They should be assessed before renovation, demolition, or removal.

Planning a Renovation or Demolition? Know the Asbestos Risk Before Work Begins

If your home or building was constructed before 1990, a hazardous materials survey may be required before demolition or renovation work begins, depending on the work and potential for worker exposure.

Independent Survey & Sampling

A qualified inspector samples suspect materials before work begins. Hazpro does not provide standard asbestos testing. Instead, we coordinate with independent third-party consultants and laboratories when required. Emergency sampling may be arranged in active job-site situations when necessary.

The Removal

If asbestos-containing materials are identified, Hazpro can establish containment, manage asbestos waste disposal, and complete professional asbestos removal based on the project scope.

How Does Hazpro Remove Asbestos?

Step 1: Review the Hazardous Materials Survey

Before physical work begins, the hazardous materials survey is reviewed to identify the location, condition, and type of asbestos-containing materials that require removal.

Step 2: Prepare and Complete Required Notifications

Our trained professionals prepare the work area, establish containment zones, and complete required WorkSafeBC notifications and documentation based on the scope of the asbestos removal project.

Step 3: Set Up Containment and Engineering Controls

The work area is isolated using polyethylene sheeting and other containment methods. Specialized equipment, including negative-air units with HEPA filtration, is used to help control airborne asbestos fibres and reduce the risk of contamination spreading to surrounding areas.

Step 4: Safely Remove and Package Asbestos-Containing Materials

Trained technicians use appropriate wet-handling methods where applicable to help suppress fibre release. Asbestos-containing waste is securely packaged, labelled, transported, and disposed of according to applicable requirements.

Step 5: Decontaminate, Clean, and Complete Clearance Requirements

After removal, the work area is thoroughly cleaned using HEPA-filtered equipment and wet-cleaning methods. Final clearance requirements depend on the scope of work and may include independent third-party air clearance testing before containment is dismantled and the area is returned to normal use.

How Much Does Asbestos Removal Cost in Victoria, BC?

Asbestos removal costs vary based on the material, work area, containment, accessibility, and disposal requirements. Hazpro provides a clear, project-specific estimate after reviewing the hazardous materials survey and scope of work.

How Long Does Asbestos Removal Take?

Asbestos removal timelines vary depending on the materials, work area, containment, and project complexity. Hazpro provides a project-specific timeline after reviewing the hazardous materials survey and scope of work.

Frequently Asked Questions

How do I know if my home contains asbestos?

You cannot identify asbestos by sight alone. If your Vancouver Island home was built before 1990, suspect materials should be assessed and laboratory testing may be required before renovation or demolition work disturbs them.

What should I do if I suspect asbestos in my home?

Do not disturb, cut, drill, sand, or attempt to remove the material yourself. Leave the material intact and contact a qualified hazardous materials inspector to assess and sample suspect materials. If asbestos is confirmed, Hazpro can provide a detailed removal estimate.

What building materials commonly contain asbestos?

In older Victoria homes and buildings, asbestos may be found in drywall joint compound, vinyl sheet flooring, floor tiles and adhesives, textured ceilings, vermiculite insulation, duct materials, plaster, roofing products, siding, and ceiling tiles.

Is asbestos dangerous if left undisturbed?

Asbestos-containing materials generally pose a lower risk when they are in good condition and left undisturbed. The risk increases when materials are damaged, deteriorating, cut, drilled, sanded, or disturbed, which can release asbestos fibres into the air.

Can I remove asbestos myself?

Attempting asbestos removal without appropriate training, respiratory protection, containment, equipment, and disposal procedures can expose occupants and workers to asbestos fibres and spread contamination. Professional asbestos abatement helps ensure the work follows applicable safety requirements and WorkSafeBC procedures.

Where does Hazpro provide asbestos services?

Hazpro provides asbestos abatement and removal services in Victoria, Saanich, Sidney, Langford, Nanaimo, and communities throughout Southern Vancouver Island.
